I've been a licensed full-time residential real estate broker for over 21 years. Patrick is BY FAR my favorite inspector EVER. I've been referring to him for nearly nine years. I love how he takes the buyers on a tour of the systems of the home and is very specific in pointing out deficiencies he found. However, he is very good at stressing what is truly worrisome and explaining things that are important but not critical to the condition of the home. He takes his time at inspections and does a very thorough job. If he feels a specialty contractor should come investigate an issue, he is quick to suggest that. He emails the report to me and my client the next day. The report is easy to read and the Summary Report makes finding the "issues" easy. Digital pictures help explain issues.

I have used Patrick and INSPEX Technologies for the past 8 to 10 years. I actually met him when he was inspecting a property that my Partner and I were flipping. He 'hammered' my property and was so meticulous that he even found a wire that was cut at the far end of the house in the attic.
On our flips we usually do mostly cosmetic work and never investigate the dark corners of the attics. For him to find this wire in that location he must have crawled over rafters in 110 degree heat. I told my partner that if he is this thorough we had to use him for our clients that were buying homes.
